This position is responsible for scheduling, managing, preparing, and attending foreclosure mediations and/or settlement conferences. Within company and industry guidelines, individuals will perform complex and detailed analysis of accounts to determine appropriate short/long term plans to minimize incidents of default or loss. This will include examining, evaluating and underwriting mortgage loss mitigation applications such as extension, re-age, repayment plan, forbearance plans, modifications, short sale, deed-in-lieu, and settlement for both portfolio and investor loans. This position comes with the authority to disposition Loss Mitigation applications through approval or denial decision based on investor/insurer guidelines.

  • Attend and attempt to resolve Foreclosure Mediations, settlement conferences and/or court hearings in person and/or telephonically, on behalf of KeyBank.
  • Operate as a liaison between KeyBank and foreclosure attorneys to schedule and prepare for future conferences/hearings which includes; assembling and reviewing information needed to prepare answers and responses to court orders, opposing counsel, etc.
  • Monitor accounts active in mediation pipeline or identified as high risk/litigation; to evaluate and recommend remedial actions such as a loss Mitigation and or, settlement options
  • Analyze borrower financial information including financial statements, hardship letter, tax returns, paystubs, HUD1, etc. and input data accurately to determine the best possible workout solution.
  • Assist in the evaluation of complex default servicing scenarios, inclusive of legal, litigation and/or other specialized problem matters.
  • Prepare and send Loss Mitigation Letters at critical milestones (Approval, Denial, Missing Items, etc.) of the review process.
  • Calculate modification final terms and then prepare and send out final modification documents.
  • Partner with the Single Point of Contact team to gather required documentation and ensure that accurate information is communicated to the customer at critical Loss Mitigation milestones through final account resolution.
  • Assist with the evaluation of complex litigation strategies that result in minimized risk/losses.
  • Accountable for managing a portfolio of accounts active in various Loss Mitigation Statuses
  • Review and understand daily pipeline and exception reporting to ensure 100% compliance with all RESPA and internal processing requirements.
  • Review and respond appropriately to quality testing that may include any necessary remediation.
  • Maintain extensive working knowledge of investor and insurer guidelines and timeframes, including but not limited to: Fannie Mae, Freddie Mac, FHA, VA and CHFA guidelines.
  • Maintain knowledge and adhere to applicable KeyBank, State and Federal lending/servicing regulations such as RESPA, OCC 2010, etc.
  • Complete ad-hoc projects as assigned by management
  • Mitigate losses through settlement offers and by working with homeowners and realtors to negotiate short-sales, died-in-lieu, to create sales plans that recovery the maximum amount possible on designated accounts
  • Adhere to department guidelines including goals and service level agreements, and policies and compliance procedures
  • High School Diploma
  • Bachelors Degree or higher and/or High School Graduate with 4 years Default Mortgage servicing experience
  • 2 Years Loss Mitigation experience
  • Thrives in changing business environment, flexible and committed
  • Strong time management and organization skills, fast learner, self-motivated, and comfortable taking initiative and handling several priorities simultaneously
  • Excellent oral and written communication skills
  • Excellent analytical skills, attention to detail and ability to work within time constraints
  • Demonstrated problem-solving skills
  • Ability to travel, frequent same-day and occasional overnight travel, sometimes under short notice.

  • Previous work experience with a mortgage foreclosure law firm
  • Effective working knowledge of Microsoft Office Word, PowerPoint, Access and Excel
  • Experience with investor servicing (Fannie May, Freddie Mac, etc.) and associated systems (SMDU, HSSN, WP2, FHA Connection, and Valeri)
  • Knowledge of RESPA is preferred.
  • 1 year of Foreclosure Mediation/litigation experience
