Job Description

ABOUT THE JOB

Under the supervision of the department manager, this position is primarily responsible for servicing a commercial real estate portfolio, to accurately and timely report and manage in order to protect the interest of the investors as dictated by the related servicing agreements, and further provide information as required by management. Duties will be directly correlated to the delivery of required information that affect collateral related information to investors, trustees, etc., and will further encompass obligations and duties related to sub-serviced loans.

ESSENTIAL JOB FUNCTIONS

  • Accurately gather and report loan information to Trustee and Owners per agreements, using the systems that may include RECWeb and Excel.
  • Understanding and interpretation of PSA, Sale and Servicing Agreements, and Sub-Servicing Agreements, Confirmation, etc.
  • Oversight of subservicers.
  • New contract setup as required
  • Thorough knowledge and understanding of reporting systems, and development of new calculations and validations, as applicable.
  • Review and preparation of related summary documents/checklists related to assumptions, modifications, waivers, etc.
  • Assist in determination of prepayments and premiums, as needed.
  • Monitor and clear validation exceptions as appropriate.
  • Participate in special projects as needed.
  • Monitor assigned portfolio in order to ensure compliance with specific requirements pursuant to contractual servicing agreements
  • Make recommendations (both objective and subjective) to the Watchlist Committee
  • regarding any loan that is not meeting established standards for overall property performance.
  • Generate income through transaction fees and the timely collection of late charges and default interest in order to ensure the profitability of the Servicing Division and KeyCorp.
  • Monitor delinquencies.
  • Input and maintain loan and collateral data in the loan servicing system and RECWeb.

MARGINAL OR PERIPHERAL FUNCTIONS

  • Administer all sub servicer/borrower requests.
  • As applicable and based upon ability, assist in the training of employees.
  • Actively participate in the achievement of team goals and functions as related to future development and team building.

REQUIRED QUALIFICATIONS

  • Strong credit skills and extensive knowledge of real estate underwriting, loan structuring.
  • Experience in commercial real estate permanent and/or interim finance.
  • Ability to handle and prioritize multiple tasks in timely manner.

PREFERRED QUALIFICATIONS

  • Four years college degree preferred.
  • Experience in commercial real estate permanent and/or interim finance.
  • Strong knowledge of loan/legal documentation.
  • Excellent written, verbal and interpersonal skills.
  • Working knowledge of McCracken/Strategy loan servicing system.
  • Efficient in the use of Microsoft Excel, Word, and Lotus Notes.
  • Strong analytical skills
  • Legal document review and interpretation.
